Discuss your situationFor banks
HQEX is designed to support banks with a consistent, documented pathway for eligible property-backed accounts — while keeping borrower consent and due process at the centre.
A dedicated point of engagement can help bring structure to borrower conversations when an account needs a considered resolution pathway.
Property, title and payment information are reviewed before a proposed one-time settlement is discussed with the bank and borrower.
The proposed workflow brings consent, settlement, no-dues documentation and registered instruments into a clear sequence.
The Re-own workflow
A consent-led journey that brings the right people, information and decisions together in the right order.
HQEX Holdings engages as a Resolution Agent / Debt Recovery Agent with the bank and signs a master agreement.
When a borrower account turns NPA, the bank issues a demand notice under Section 13(2) of SARFAESI, giving 60 days to repay.
HQEX reaches out to the borrower to understand the state of delinquency and the best route forward.
If funds cannot be arranged, HQEX proceeds with borrower consent and reviews payment history, property value, LTV and title status.
HQEX negotiates a one-time settlement with the bank, always with the borrower’s consent.
The property is listed on the platform and investors are invited to express interest against underwriting criteria.
A selected investor group forms an LLP and contributes capital to participate in the transaction.
A tripartite consent form is signed. The settlement amount is transferred to the bank; no dues certificate is obtained.
The sale deed is registered in favour of the LLP, together with a registered lease deed for the borrower.
The borrower begins their Re-own journey and starts paying rent under the agreed arrangement.
Property tax records are updated in favour of the LLP. Title vests with the LLP.
The homeowner Re-owns the property from the LLP at pre-defined prices, subject to the agreed terms and documentation.
